Guest house converted to residential home

Bruce & Co are delighted to have advised the sale of Kinross Guest House, a provider of accommodation, in the town of Granton-on-Spey.

Kinross Guest House has operated successfully under the ownership of Mrs Laud for 14 years in this highly sought after area of Scotland. The guest house is well-presented throughout, operating from a traditional Victorian property with many original features remaining. The property also has a sizeable garden that guests were encouraged to utilise.

Under its current ownership, the guest house has achieved a 5-star score on TripAdvisor from guests and was honoured with the 4-star Visit Scotland Award. The guest house offered 9 letting rooms and had a varied clientele, from bird watchers and fishermen to golfers and walkers.

Mrs Laud wished to sell the business in order to begin her well-deserved retirement and instructed Bruce & Co in the sale. Our bespoke marketing efforts saw high volumes of interest in the business, with a remarkable 6 viewings and 2 offers made.

The business was sold to David and Karen Fogg, have relocated to the area with their family. The couple have converted the guest house to a residential property and intend to use the period home as their main base.

Mrs Laud is due to settle on her new home in the coming weeks and is looking forward to her retirement.
