The Fleming Arms, Biggar Sold After 19 Years of Ownership

Bruce & Co is pleased to announce the successful sale of The Fleming Arms, a long-established public house located in Biggar, South Lanarkshire.

Positioned on the main street of this busy and well-supported village, The Fleming Arms has been a prominent fixture in the local community for over 150 years. The business has been under the careful ownership of the same proprietors for the past 19 years, during which time it has built a loyal and diverse customer base.

The property comprises a spacious open-plan bar with seating for approximately 80 customers, complemented by a late licence permitting trade until 1am. The premises also include a secondary bar within a large function room, which has not been fully utilised in recent years and presents clear potential for further development. Additional facilities include a well-maintained cellar, storage space and an office area.

The business is widely recognised as a traditional community pub, welcoming customers of all age groups and offering regular live entertainment.

A significant feature of the sale is the inclusion of a well-proportioned three-bedroom owner’s accommodation, occupying the entire first floor of the terraced freehold property. This provides an attractive lifestyle opportunity for incoming operators.

The outgoing owners decided to bring the business to market as part of their retirement plans, allowing them to spend more time with family after nearly two decades of successful trading. The buyers are a new sector entrant to the hospitality industry.

Amy Dilworth, Deal Executive at Bruce & Co – who negotiated the transaction – commented:

“It has been a pleasure to support the sellers through this transaction after such a long period of ownership. The Fleming Arms is a well-known and well-supported business within the local community, and we are pleased to have secured a buyer who recognises its potential and future opportunities.”

Bruce & Co continues to see strong demand for well-located freehold public houses across Scotland, particularly those with established trade and scope for growth.
